Whether you are selling or buying property, the process can be very stressful and confusing. THE CONTRACT

In the real estate market today many people do not understand the power of the contract that is signed in the very beginning. If an attorney can help prepare and review this document BEFORE it becomes a binding contract, many issues can be avoided at it’s inception.

TITLE EXAMINATION

One of the most important roles of the buyer’s attorney is to determine if the property being purchased is actually owned by the seller and whether it is free of any liens or encumbrances that could attach to the buyer. The process requires that a search is done on the property to assure the buyer that they are purchasing a piece of property free of any title defects or problems. Many buyer’s may buy themselves into a lawsuit if the proper title examination is not done.


CLOSING

Coordinating both sides, the seller/buyer and the banks and/or lenders can lead to unforeseen problems with even the simplest of closings. Unexpected delays are common and may not cause too much of a delay. However, an attorney can try to expedite the process and protect your interest.

When the actual closing occurs, having an attorney there to review the documents prior to you signing could prove to be invaluable.
